Owner-Occupied and Non-Owner Occupied Commercial Real Estate Financing

This lender offers purchase and refinance loans with to up to 90% LTV (65% to 50% with No SBA). Investor-held Non-Owner Occupied (N.O.O.) properties can have LTV up to 65% in 50 states.

Property Types Funded:

These loans can be obtained for almost any kind of commercial real estate:

Multi-purposes (offices - condo/medical buildings – light industrial - office/warehouse –multi-store and retail)

Semi-special use properties(heavy industrial – manufacturing – schools – daycare center – vehicle dealers (new/used) – marinas – car/truck/motorcycle repair shops – funeral homes (no cemeteries) – barbershops – day spas – salons – dry cleaners – laundromat – grocery stores)

Special use properties (restaurants/bars/grills – bowling alley/some sports facilities –auto repair and body shops - metal building – SFR conversion for commercial use – self-storage

Loan Amounts:

Minimum: $200,000Maximum: $8,000,000 (up to $13,000,000 for owner-occupied properties)

Loan Term & Interest Rates: 4.5% - 5.5% (can vary depending on the borrower and property)

Loan underwriting will depend on the loan type, property type and financial situation of the borrower. You will be quoted tentative loan term and interest rate options after your initial application and accompanying documentation is received and reviewed.

Minimum credit score: 625 - 675

Other Property Types:

Profitable Hotels/Motels (no construction) purchase/refinance up to 75% LTV owner occupied

Branded gas stations/convenience stores (no constructions) purchase/refinance to 75% owner occupied

Multi-use (office/retail/with house) purchase/refinance to 80% (49 states)

Minimum loan $500,000 Maximum loan $5,000,000

Commercial Real Estate Financing For Large Projects

This Prime loan program offers purchase, refinance, cash out loans.

Property Types Funded:

These loans can be used for multifamily, student housing, industrial, senior housing, warehouse, retail, mobile-home park, office & non-owner occupied 1-4 units, 5+ units mixed-used properties and manufacturing.

Prime Loan Amounts for:

Minimum Amount: $500,000Maximum Amount: $100,000,000 Interest Rates: 3.25% - 11.99% (can vary depending on the loan program, applicant’s financial strength and the kind of property)

Prime Loan Term: 5 – 30 years

Loan-To-Value: Up to 80%

Minimum credit score: 600
